Timacuan is a Planned Unit Development (PUD) which means that as residents, we help maintain the community in which we live. This is accomplished through (1) adherence to a series of rules and regulations (covenants) that we agree to at the time of purchase, and (2) the payment of an assessment for maintenance of the development's common areas and the community infrastructure.
The following information relates to the assessment:
Due Date :
Homeowner Association assessments are due quarterly by:
January 1 April 1 July 1 October 1
Amount Due:
Assessment fees are currently $828 per year, and may be paid annually or in quarterly increments of $207. per quarter. Payments not received within thirty days of the due date are subject to a late fee of $25..
Notification:
Homeowners receive a quarterly statement approximately 15 days prior to the due date. The association also sends an email reminder prior to the beginning of each quarter, and includes this information in the community newsletter and on the website. Assessment levels are reviewed annually and may be adjusted if necessary to cover increased maintenance costs. Homeowners are notified of the change prior to any increase going into effect.
Payment Method:
Payments must be made by check and either mailed or sent online through your financial institution. If paying by mail, please be sure to include your account number on your check. If paying online through your financial institution, the account number should also be included in the information that will be transmitted by your financial institution.
Payments are processed through an automated lock box system and those without an account number have to be set aside and sent to another location to be researched. This will cause a delay in your account being credited and may result in a late fee.
Payments may also be deducted from your account automatically by calling the property manager and requesting an ACH authorization form to fill out and send to your bank.
