The Timacuan covenants also require that certain conditions be met in order to operate a business out of your residence. These conditions are as follows:
8.38.1 Home Businesses
No trade or business may be conducted in or from any Residence, except that an owner or occupant residing in a Residence may conduct business activities within the Residence so long as:

The existence or operation of the business activity is not apparent or detectable by sight, sound, or smell from outside the Residence;

The business activity conforms to all zoning requirements for the Property;

The business activity does not involve persons coming onto the Property who do not reside in the Property or door-to-door solicitation of residents of the Property;

The business activity is consistent with the residential character of the Property and does not constitute a nuisance, or a hazardous or offensive use, or threaten the security or safety or threaten the security of the other residents of the Property, as determined in the sole discretion of the Board;

The business complies with all requirements of city codes and ordinances.
